Development Projects In-Progress

 

Development projects within the University Avenue / Towerside Innovation District, from near the Stadium Village station eastward to Highway 280 (view the District Map to see the boundaries of the District). These projects are either in advanced planning stages,  have scheduled groundbreaking dates, or are under construction.

 

The Rise at Prospect Park - 2929 University Ave SE

The Rise at Prospect Park 

 

This multi-use project includes 336 apartments, a 29,000 square foot grocery store, a 1,100 square foot liquor store, and a 9,000 square foot restaurant space. There will be approximately 287 spaces in an underground parking garage along with a surface parking lot for 71 cars.  It is located between 29th and 30th Avenues SE along University Avenue and is across from the Prospect Park light rail station. This was formerly the Kemps site.

Green on Fourth 

 

This 243-unit development will consist of 177 market-rate apartments and 66 units of affordable housing. The project developers are Timberland Partners and Prospect Park Properties.  The architect is Tushie Montgomery Architects. The site is adjacent to the recently completed district storm water managment system installed by the Mississippi Watershed Management Organization.  Both the district stormwater system and the planned apartment complex are key components of the Green 4th Project which will help transform 4th Street SE into a walkable, arts-centered cultural corridor.

The Rise at Prospect Park - 2929 University Ave SE

4th Street SE Overhaul 

 

In January the Minneapolis City Council Transportation and Public Works Committee approved a $4 million project to rebuild and improve 4th Street SE from TCF Stadium to Malcolm Avenue SE.  Construction is set to start in May and will include rebuilding the street, better sidewalks, bike lanes, lighting and on-street parking.  The city will issue $2.8 million in bonds, the University of Minnesota is contributing $283,000.  The rest will come from special assessments:  $744,000 for street construction and $208,000 for lighting.

The Rise at Prospect Park - 2929 University Ave SE

Dominium Development in St. Anthony Park 

 

Plymouth based Dominium Development has purchased the Weyerhaeuser industrial site bordering Prospect Park in Minneapolis. This development may include up to three sections: senior affordable housing, affordable workforce housing and market-rate housing. The developers have been involved in conversations with the St. Anthony Park Community Council, the City of St. Paul and the Towerside Innovation District to plan for the development, which will serve both St. Anthony Park and Prospect Park in Minneapolis.

Brickhouse Lofts

 

The Brickhouse Lofts project involves the former Continental Can Co. site on the city block bordered by 28th and 27th Avenues SE and Delaware and Essex Streets SE. The project will involve the Maxwell Building along 27th Ave. SE and an Industrial Building along 27th Ave. SE as well as a train shed between the two buildings.  The renovation will include 1, 2, 3 & 4 bedroom units totaling 315 units with 480 beds.

Elsey Partners is planning the construction of a 5-story multiple-family dwelling with 215 dwelling units (477 bedrooms) and 147 parking spaces.

The Rise at Prospect Park - 2929 University Ave SE

Micro Apartments

 

GB Group LLC of Minneapolis will be developing a building with 23 micro units of around 350 square feet.  The architect for the project is Wells & Co. Architects.  Units will feature 12 foot ceilings with tall windows and be aimed at graduate and medical students who are seeking pedestrian and bicycle access to the University.  The building will have underground parking spaces and 23 hanging bike racks in the lobby.  Two larger two-bedroom apartments will also be included.
